Innsbruck/Aschau, 17.7.2023 - ZIMA Tyrol is developing its latest construction project with multiple levels of use in the Mitterdorf district of Aschau in the Tyrolean Zillertal: In addition to 39 high-quality 1- to 4-room apartments and an underground garage with 42 parking spaces, "Bräufeld Z'aschau" will also provide ample space for service providers and businesses. The residential complex impresses with its unique location in the countryside and its infrastructure within walking distance. Future residents will benefit from short distances, a sustainable energy concept and the unique natural backdrop. Completion of the project, with a floor area of around 6,392m2 and an investment volume of EUR 25 million, is scheduled for the end of 2025. The project is being developed in close consultation with the Aschau local council.


The "Bräufeld" plot in the Mitterdorf district of the municipality of Aschau had been Dedicated as building land since 1979. After extensive negotiations, ZIMA was able to reach an agreement with the landowner and the municipality of Aschau and obtain the approval of the regional planning department of the province of Tyrol to develop the "Bräufeld Z'aschau" project. In the middle of the Zillertal Alps, a multi-storey development made of high-quality building materials and with a variety of usage levels is being created. ZIMA is thus fulfilling the wish of the municipality of Aschau to provide not only dream homes but also commercial space. In this way, the aim of using land resources sustainably and sparingly is taken into account.

Mayor Andreas Egger expresses his delight at the new project in Aschau: "Working in partnership, we have succeeded in creating new living space there. The project also offers space for service providers and businesses, which will benefit the local infrastructure. We were able to negotiate a large say in the allocation of the apartments with the developer in favor of the municipality of Aschau."

Sustainable energy concept
In terms of the energy concept, new paths are being taken in the implementation of this project. Heating is provided by a groundwater heat pump and the planned photovoltaic systems on the roofs of the buildings also contribute to the sustainability of the new building.

Revitalization of the "Gießen" pond
Another ecologically valuable contribution is the revitalization of the "Gießen" pond, which is located on the site of the new construction project. This tributary of the Ziller was originally a natural habitat for native fish species. Over time, its course has been altered to such an extent that the continuity of the watercourse is now significantly impaired in many areas. Together with the municipality, ZIMA is tackling the task of revitalizing this body of water, creating larger areas of water and thus re-establishing this valuable habitat for flora and fauna. The targeted planting of various native berry-bearing shrubs, such as rowan or elderberry, will also create new sources of food for birds and small creatures. The biotope will therefore serve as an ecological buffer and a green belt, creating new habitats, enhancing the landscape and providing recreational value for the local population.

Local amenities and living space under one roof
A pharmacy, a supermarket and a bakery are planned for the first floor level of the three buildings. Two further retail spaces of around 150 m² and around 80 m² are available for rent. This will allow residents to purchase everyday necessities in their own homes. Age-appropriate living is thus guaranteed in the new-build project, in which each house will have its own elevator. In addition, not only the apartments but also the commercial units will be barrier-free. Sufficient storage space is also provided for the tradespeople to ensure smooth daily operations.

A total of 39 residential units are located on the upper floors of the modern building complex. The mix of 1- to 4-room apartments meets the current requirements of modern living: Each unit has open spaces such as a spacious terrace, balcony or private garden. Floor-to-ceiling windows provide light-flooded living spaces and thus increase the sense of well-being. A total of 117 parking spaces enable individual mobility even beyond the local boundaries.

Short distances and a wide range of leisure activities
Nestled between three thousand meter peaks and unique natural landscapes, the Zillertal is one of the most popular valleys in Tyrol. Sports enthusiasts can easily reach the four surrounding skiing and hiking areas from the municipality of Aschau - with 542 km of pistes, 1,200 km of mountain bike routes and 1,400 km of hiking trails. Other leisure activities such as the Zillertal climbing center and the Aufenfeld leisure park, with access to a swimming lake, an indoor pool and many other opportunities to relax, are less than 2 km away.

Daily life in "Bräufeld Z'aschau" can also be easily managed without having to travel far: the train station, elementary school and a kindergarten as well as all local suppliers in the village of Aschau are located in the immediate vicinity of the residential complex. Future residents and tradespeople can therefore look forward to breathtaking natural landscapes, high-quality leisure activities and a comfortable everyday life in the community.

Home ownership without risk: 3-year value guarantee for your own four walls
ZIMA is countering the current uncertainty among home seekers with the option of a right of resale. The domestic real estate developer is thus sending a strong signal for more confidence and a sustainable investment in your own four walls. After all, many people are currently faced with the question of how high rents will climb in the coming years.

Increased energy and living costs, stricter lending policies, persistently high inflation and rising interest rates - these factors together are currently causing irritation among home seekers on the real estate market.
