ZIMA UNTERBERGER buys industrial site
at the gates of Innsbruck

Innsbruck, May 19, 2022 - Austrian project developer ZIMA UNTERBERGER Immobilien GmbH has acquired an approximately 31,000 m² industrial site in the Tyrolean municipality of Kematen, west of Innsbruck. The property is the former Schwarzkopf site, which was last used by Tunap Cosmetics.


Following the sale of Tunap Cosmetics to a Dutch investment company, operations were discontinued at the end of 2021. The property, which was owned by a subsidiary of Tunap, has now been sold. JLL Munich brokered the transaction exclusively for the seller.

There are several buildings on the site with a total of around 17,000 m² of usable space. The buildings were constructed in several phases from 1981 until 1994. When it was completed in 1981, this site was home to Austria's most modern high-bay warehouse, which still stands today.

A wealth of ideas for the further development of the property
As the new owner, ZIMA
UNTERBERGER will rent out the existing buildings on a flexible basis for two to three years and develop the site into a mixed-use quarter together with the municipality of Kematen during this time. "There is a whole bouquet of ideas for the site: from semiconductor production and hydrogen to high-tech service and production companies," says ZIMA Managing Director Alexander Wolf, outlining the development options.

Josef Gruber, Managing Director of UNTERBERGER, comments: "We will be able to put 20 years of experience in the development of business parks to good use at this location. The Tyrolean population is growing and this also requires jobs."

Oliver Graetsch, Managing Director of Tunap, adds: "We have succeeded in our declared aim of making the best possible contribution to regional development with the sale of the industrial site in Kematen."

Seveso restrictions no longer apply
The mayor of the municipality of Kematen, Klaus Gritsch, emphasizes another positive aspect: "We are particularly pleased that the purchase of ZIMA
UNTERBERGER means that the Seveso restrictions no longer apply." The Seveso Directive regulates the control of major accident hazards caused by hazardous substances.

The municipality will invest in the transport infrastructure alongside the development of the Tunap site. A bus stop for public transport is planned in the immediate vicinity and the adjacent train station is to be modernized in the coming years.
