ZIMA UNTERBERGER realizes innovative residential
residential quarter in St. Johann in Tyrol

Innsbruck / St. Johann i.T., 24.05.2023 - ZIMA UNTERBERGER is building the "Elbogen Höfe" - a modern and innovative residential quarter - in the economically strong municipality of St. Johann in the Tyrolean lowlands. A total of nine buildings are being constructed on an area of around 10,000 m2 . Five of them will house 78 privately financed residential units, while the other four buildings will be used to construct subsidized rental apartments for allocation by the municipality. Construction work is scheduled to start in late fall 2023 and advance sales have already begun.

Diversified mix of apartments including green façades and partial timber construction
The nine apartment buildings can be divided into two different building plots with a diversified mix of apartments. While the southern section with four buildings comprises 53 subsidized rental apartments, the northern section will have five structures with a total of 78 privately financed apartments in a row house and three point blocks in the park. The project is characterized by divergent floor plan typologies: From efficiently designed 25 m2 micro-apartments and comfortable 2- and 3-room apartments to spacious 4- and 5-room apartments, including spacious 132 m2 penthouse units with roof terraces and views of the Wilder Kaiser. There is something to suit every living situation here. All units are barrier-free and have a garden, terrace or balcony. The spacious underground car park, the PV systems on the roof, a large bicycle storage room and an elaborately designed green area between the two building plots round off the concept.

The appearance of the new building, planned by DIN A4 Architektur, is characterized by the green façade and roof with a seasonal play of colors of leaf green, blossoms and winter green. This ensures year-round aesthetic, ecological and climatic added value. "By intensively greening the roof and façade, we want to create an attractive appearance on the one hand, but also make a climate-active contribution on the other," explains Wolf. In combination with the timber and rendered façade and the harmonious interplay of pitched, monopitch and flat roofs, the result is a distinctive residential ensemble.

Location offers comfort in everyday life
The market town of St. Johann i.T. offers an ideal mix of urban flair and a unique natural experience: the baroque town with its numerous stores, cafés and restaurants invites you to linger and enjoy. In addition, its central location between the Kitzbüheler Horn and the Wilder Kaiser makes it an excellent starting point for tours of all kinds. The nearby Panorama Badewelt spa offers a wide range of wellness facilities for cooling off in summer.
