" Second Major Project in Vienna

Vienna, December 14, 2023 – Almost exactly two years after the official groundbreaking ceremony, the ZIMA Vienna team was able to hand over the apartments in the Attemsgarten new-build project in the 22nd district to their happy new owners right on schedule. Covering a total usable area of approximately 16,000 m², a three-part building complex with 240 residential units has been created, of which only 20 are currently still available. Greenery is a defining feature of the new building’s design: in addition to planters on balconies and terraces, rooftop gardens for urban gardening have been created. ZIMA Vienna has invested approximately 100 million euros in the project.


With the recently completed Attemsgarten, Donaustadt has gained a new, sustainable residential neighborhood. The development consists of three buildings, ranging from five to nine stories, with a total of 240 residential units. “After successfully completing our first project in Vienna, the ‘Kirschblüte,’ on schedule in 2021, we can now celebrate another milestone for ZIMA Vienna with the completion of the Attemsgarten. “We are proud that we were able to hand over the condominiums to our clients on schedule here as well, and that we have thus further strengthened the trust in ZIMA Vienna as a developer,” said Thomas Thaler, Site Manager at ZIMA Vienna.

Planters, urban gardening, and more
Where a garden center once stood, greenery will once again play a major role. This is enhanced by the pre-installed planters on all balconies and terraces, the expanded Schrickpark in front of the new building, and the rooftop gardens for urban gardening. In the future, residents will be able to use the rooftop gardens individually, and they are intended to serve as a charming gathering place for the building community. To ensure that the planting gets off to a smooth start, a sociologist will assist interested gardeners with the sowing process. Another highlight available to all residents of the Attemsgarten is the 100-square-meter fitness and yoga area.

Awarded klimaaktiv Gold
The Attemsgarten has been awarded klimaaktiv Gold. Reasons for this include the photovoltaic systems and rooftop gardens, over 600 bicycle parking spaces, electric vehicle charging stations, the extremely convenient location with public transportation right at the doorstep, and the excellent infrastructure. Local shops, schools, and the Westfield Donau Zentrum are all within walking distance of Attemsgarten.

Only a few apartments left available
Of the total 240 residential units, 19 apartments with living areas ranging from 45 to 72 m² and one spacious 5-room duplex apartment with 115 m² are currently still available. When purchasing an apartment, ZIMA now provides buyers with additional security through the ZIMA Value Guarantee. This right to resell at the purchase price can be exercised optionally three years after acquiring an apartment. Thomas Thaler explains: “We are currently seeing a great deal of uncertainty in the real estate market. The reasons for this can be partly attributed to rising inflation and the increased difficulty in securing financing for real estate loans. However, what is often overlooked is that investing in one’s own home remains the best way to secure one’s future. Especially in light of continuing rent increases, this investment pays off.
